YIMBY happened to pass by Pitkin Avenue in East New York over the weekend and notice a collection of townhouses nearing the finish line at 402-424 Shepherd Avenue, right next to the Shepherd Avenue C train stop.
The 11 homes have been in the works since 2003, and by 2007 the project was stalled and abandoned. Construction re-started in 2011, and now, the little three-story houses with balconies look like they could soon be ready for tenants.
Each house will have three apartments—one per floor. And all the houses will come with single-car garages and driveways large enough to accommodate two more cars.
The construction appears to be cheap masonry, which is typical in inexpensive neighborhoods like East New York. Air conditioners are punched through the facade, just below the windows.
We suspect the homes will be rentals, because small houses don’t sell for particularly high prices here, far from the most transit rich-part of the neighborhood around Broadway Junction. But this location would still be very attractive to renters, since the C train is steps away. Residents are much better served here than in the southern half of the neighborhood, which only has the 3 train, along with the L at the southwestern edge.
Despite the project’s proximity to the subway, the city’s car-friendly zoning still calls for one parking spot for each apartment.
The development also sits right in the middle of the 190-block area set to be rezoned by the de Blasio administration. If the new zoning wins public approval, we look forward to seeing more construction like this.
Flatiron-based Misra & Associates are the architects of record, and permits list the developer as Vinod Main, doing business as an LLC based in Koreatown.
The property between Pitkin and Glenmore Avenues last changed hands for just $2,630,375 in 2010, but public records indicate that it may have sold in a tax lien sale in August. However, the new deed hasn’t been filed with the city yet.

Once the rezoning goes through this will be rezoned to allow for a 12 story building. they will have a short life.

Air conditioners are punched through the facade, just below the windows.” Even the “Expensive” neighborhoods still catch a Fedders special today and have plenty already built. Some developers are cheapos. Theres $1mil+ apartments with AC cutouts all throughout “Premium Brooklyn”
These do not have three apartments since they have garages on the ground floor. They have a duplex with a single floor apartment at the top.
These houses can still have an apartment on the ground floor. In houses in Canarsie, the ground floor apartment is either a studio or one bedroom.
Nothing is happening at this site, its looked like this since at least 2014 when I moved to the area. All you had to do was ask someone and they would have told you. Do real reporting.
Meanwhile there are new construction project popping up all over eNY, with little or no coverage. New Construction and Renovations. Im shocked there is very little mention of the Hundreds of new units coming up at Gateway Center; the $2M Quadplex at 953 Sutter, and the Mixed use building going up the former community garden at 2495 Pitkin Ave… But I guess its all just “cheap construction”. Again please do some real reporting.
