During Michael Bloomberg’s last few weeks as mayor, the City Council adopted the Rheingold Brewery rezoning, which opened up half a dozen blocks in the southern part of Bushwick up to residential development.
Now, plans have been filed for a new building set to rise on the southernmost block, bounded by Melrose Street, Stanwix, Noll and Evergreen Avenue. There, at 123 Melrose Street, Read Property Group plans to build an eight-story, 385-unit residential building, according to a new building permit application filed this morning. The filing is just one part of what will eventually be a 10-building complex housing nearly 1,000 apartments, 30 percent of which will be let at below-market rates, according to the developer’s agreement with the city.
The structure will contain nearly 375,000 square feet of total construction area, including components like parking and mechanicals which don’t count towards the developer’s zoning allotment. The 385 apartments will be divided over almost 285,000 square feet of net residential space (for a fairly small average unit size of just under 740 square feet), with 64 units per floor on the middle levels, fewer at the bottom and just 11 much roomier apartments on the penthouse level, according to the Schedule A filing.

The building will contain just 71 car parking spaces – far fewer than would normally be required had the project gone ahead as-of-right – and a garage big enough to hold 169 bicycles. Two retail spaces will occupy part of the ground level, with over 13,000 square feet of space between them.
Perkins Eastman filed for the new building permit, and is apparently responsible for 123 Melrose’s design. Simon Dushinsky’s Rabsky Group reportedly bought a stake in the project earlier this year.
Nobody at Read Property Group was available to tell us when the project might break ground, or whether the rendering that’s been released is of this building or of a building planned for another of the half-dozen blocks that make up the broader project area.
