Permits Approved: 814 Dean Street, Crown Heights

With the 2014 building code finally in effect as of January 1, new permit filings with the DoB have been a bit slow. But post-approval amendments are coming on fast and strong, including a filing today for a project approved in December: 814 Dean Street, a six-unit infill project in the northwestern corner of Crown Heights.

The four-story, 47-foot-tall building is being developed by AVO Construction, and will contain a bit over 5,300 square feet of space spread between six apartments.

AVO bought the land – actually a wood-frame house – earlier this year for $1.275 million (twice what the seller paid in 2006, or around $240 per buildable square foot. While we haven’t been able to get in touch with the developer and the apartment sizes mean the building could go either condo or rental, at the price they paid for land, condos are the only feasible option – a trend that we predicted will continue to characterize development in the more prime parts of neighborhoods like Crown Heights and Bed-Stuy 2015.

The new building permit application was filed in April, which works out to an eight-month wait for approval – an unfortunately typical timeframe, and one that drives up costs for development.

While the architect is listed as Bricolage Designs, we’re betting that they’re merely the architect of record, and the design will hew more closely to AVO’s typical brick-and-casement-windows aesthetic.
