Eran Chen’s ODA Architecture is pushing eastward with new projects, bursting out of the bounds of Manhattan and the most prime parts of Brooklyn. In October, YIMBY revealed the rendering for the firm’s project on Franklin Avenue, in Crown Heights, and now we’ve got a filing for a boxy ODA building even farther out – at the Rheingold Brewery site in south Bushwick.
The firm will be designing a 398-unit apartment block at 10 Montieth Street for the Rabsky Group’s Simon Dushinsky, according to a new building permit application filed this morning.
The seven-story, 80-foot-tall building is planned to rise on a what appears to be a full block, or nearly so, near the Flushing Avenue border with East Williamsburg, bounded by Montieth Street, Bushwick Avenue, Forrest Street, and what would be Stanwix Street.
The 398-unit building would be spread across around 270,000 square feet of net space (though the building permit appears to have some clerical errors, so the total square footage may be off), with around 265,000 square feet set aside for apartments and a comparatively small 5,000-square foot retail space on the ground floor.
The apartments would be fairly tightly packed – the average size is under 700 square feet, clearly intended as rentals. There would be 26 apartments in the cellar (which must have more light than usual), 40 units on the ground floor, and then a decreasing number from the second floor (68 apartments) to the seventh (32), with three penthouse units on top.
Tenant amenities referenced in the Schedule A filing include parking for 204 bikes and 224 cars, an exercise room, a movie screening room, a party/media room, and about half a dozen different outdoor recreation areas.
ODA’s high design look would contrast sharply with the neighborhood’s existing built environment – a combination of low-slung industrial buildings, modest post-war row homes, and the massive eight-tower Bushwick Houses NYCHA project, rising to up to 20 stories (which begs the question: why did the Rheingold rezoning limit the project’s height to just 80 feet?).
