Just as the City Council considers creating a task force to study the impact of supertall towers near Central Park, Extell has filed plans for a comparatively modest 18-story building at 134 West 58th Street, between Sixth and Seventh Avenues.

The 185-foot-tall development would host 41 apartments divided across 52,406 square feet. Average units would measure 1,278 square feet, and they will undoubtedly be condos.

The first floor would hold two units, followed by three units each on floors two through 12 and full-floor apartments on the top six floors. The building would also have a shared roof deck, a recreation room on the ground floor, and storage for 21 bikes in the cellar.

Issac and Stern Architects applied for the permits, which were first reported by The Real Deal.

The property is currently home to a 15-story, 121-unit building, and plans have not yet been filed to demolish it. It appears to be rentals, but some of the apartments are housing for graduate students at Fordham University.

Extell purchased the 5,300-square-foot plot for $39,000,000 in 2008. They also own several adjacent lots, as Crain’s noted in May. The firm was in talks to acquire Calvary Baptist Church and Salisbury Hotel next door at 123-141 West 57th Street, but no public records of a sale or lease have surfaced yet.

Extell did acquire development rights from Calvary back in 2009, according to city records. They spent $28,600,000 on the air rights from the church and several other properties, including a condo at 120 West 58th Street, commercial buildings at 130 and 132 West 58th, and four more commercial buildings at 115-119 West 57th Street. Although most of that square footage went to One57, a source told YIMBY in May that Extell still has tens of thousands of square feet left over from the supertall tower.

It’s unclear how much of Calvary’s development rights went to Extell’s supertall, but zoning alone would allow a building of at least 350,000 square feet on the church’s property.

The filing at 134 West 58th Street might be a signal that Extell has given up on its next major tower, or it might be a precursor of bigger things to come.
