Not much happened in the graffiti-covered lot at Greenpoint Avenue and West Street until this summer, when steel began to rise for a new apartment building. Now the structure at 50 Greenpoint Avenue has reached five stories, and YIMBY has photos, thanks to reader Tectonic.
A six-story residential project has been in the works there since 2007. But the Department of Buildings only issued its first round of work permits in July. The latest filings call for 44 apartments spread across 51,434 square feet, with units averaging a spacious 1,170 square feet each. If the square footage is accurate, condos seem like a safe bet.
Each floor will have eight or nine units, except for the top floor, which will only have four. Those top floor apartments will get private terraces, and there might be a shared roof deck as well. Parking will be made up of a 19-car garage in the cellar and four more spots in an above ground lot – just enough parking to satisfy the city’s zoning code.
Everyone’s favorite architect, Karl Fischer, is handling the design. The developer is George Roth, who heads Kew Gardens-based Skyview Manor LLC. Skyview Manor and several other LLCs picked up the property for $4,320,000 in 2006, and demolished the lot’s one-story warehouse within a year.
The Greenpoint waterfront is positively booming with construction, from huge, multi-building projects like Greenpoint Landing to boutique condos and rentals like The Gibraltar and 144 West Street. A hotel conversion is slated for the long-abandoned eight-story factory at 60 West Street, which was part of the Greenpoint Terminal Market complex that burned in 2006.
