The Toll Brothers’ new condo building is rising fast on the campus of the Church of St. Luke in the Fields in the West Village, and Tectonic captured some photos of the construction progress. The structure at 100 Barrow Street has reached six stories so far, but it will ultimately top out at 12 stories tall.
Landmarks approved the design for the new building in the spring of last year, and construction finally kicked off over the summer. The lower half of the facade will be clad in Flemish brick, which was chosen to match the neighboring 1830s townhouses, according to Curbed, and the setback upper floors will be wrapped in a glass curtain wall and bronze-hued metal panels.
The building will hold 35 apartments, seven of which will be affordable rentals. The other 28 units will be condos. The first six floors will host three to five units each, followed by two duplexes on the seventh and eighth floors, two half-floor units each on the ninth through 11th floors, and a penthouse duplex. The cellars will have a laundry list of amenities, including a pet spa, lounge, kids’ play room, and fitness room.
Those 35 apartments will be spread across 72,909 square feet, and average units will weigh in at 2,080 square feet. Toll Brothers has also leased four townhouses next door to St Luke, and it plans to refurbish the buildings and convert them to market-rate rentals, Crain’s reported in September.
The condos are supposed to fund the expansion of St. Luke’s school at 657 Greenwich Street. The 19th century structure will gain nine new classrooms with 100 seats, as well as a 4,000-square-foot gym. The $25 million renovation will expand the school by 50 percent, and the building will grow to 60,000 square feet.
Barry Rice Architects are responsible for the design, and construction is expected to wrap next year.

This whole thing is beyond confusing. So now they have changed the usage again and it’s currently condos instead of rentals WITH 7 affordable units? So for million spent on a condo in this building 7 units are given to who for rent? This project began ass all rentals…then all rentals with 7 affordable…now it’s condos with affordable? What a mess…
FUGLY. Thanks, St. Luke’s. I guess stewardship of the gardens wasn’t part of your mission. I guess we can refer to this as St. Luke’s Folly.
