Last week, YIMBY revealed one of Astral Weeks’ projects in Flatbush, and now we have a look at one of their developments in a very different part of Brooklyn – East Williamsburg. The four-story apartment buildings will fill a vacant lot at 30-42 Orient Avenue, on the corner of Olive Street across from Cooper Park.
There will technically be two different buildings, just like 1499 Nostrand Avenue, but their facades will be connected. 30 Orient will hold eight apartments and 5,784 square feet of residential space, and 42 Orient will host 10 apartments and an identical square footage, meaning that units there will be smaller. The apartments will likely be rentals, and average units will clock in around 700 square feet.
Each unit will have a dishwasher, washer/dryer, and a private balcony, and the building amenities will include private storage, bike storage, and shared landscaped roof decks. There won’t be any parking. Like many small developers working in Brooklyn, Astral Weeks split up the units between two buildings to avoid the city’s onerous parking requirements.
Angelo and Anthony Ng’s Architects Studio, based in Maspeth, applied for the permits, and Andy McGee Design created the rendering and design.
The project will rise on an irregularly shaped, 6,600-square-foot lot. The Great Neck-based development firm picked up the site for $1.95 million at the end of 2013, paying roughly $163 for each square foot of their planned buildings. Two years ago, they finished a 16-unit project across the street at 57 and 59 Orient Avenue.
Future residents will live in a relatively green part of Williamsburg, thanks to the park across the street and the community garden at the end of the block. Plus, the Graham Avenue stop on the L train is only five minutes away.
The Department of Buildings greenlighted permits for 30-42 Orient Avenue in September, and work will likely wrap by the end of 2016.
