It’s hard to build taller than three stories in most of Gravesend, a middle-class neighborhood in southern Brooklyn populated by a diverse mix of Syrian Jewish, Puerto Rican, Chinese, Mexican, Russian, and Ukrainian immigrants. But along the neighborhood’s northern edge, on the border with Midwood and Bensonhurst, the city allows new mid-rise apartment buildings.
Bay Ridge-based developer Tin Ming Fung is planning an eight-story residential project there, at 168 Avenue P, between West 8th and West 9th streets. New building applications were first filed a year ago, and now we have a rendering of the building.
The design is pretty modern, but the light brick on the ground floors makes an effort to fit in with the cream-colored brick apartment block next door.
The building’s 30 units will be divided across 29,931 square feet of residential space, yielding nicely sized average units of 937 square feet. Each floor will host three or four apartments, and residents will be able to enjoy a shared outdoor terrace on the second floor. Most apartments will be two- or three-bedrooms, according to floor plans posted on the architect’s website.
There will also be a 14-car parking lot behind the building, which is the minimum needed to satisfy the city zoning code.
Architect Chi F. Lau, who works out of an office in Chinatown, is responsible for the design.
A single-family home used to occupy the 7,500-square-foot property, but it was demolished last year. The project got its construction permits in December, and the DOB slapped a stop work order on the site in January, which appears to still be in effect.

And the “middle class” in the neighborhood won’t move in as only wealthy immigrants will be able to afford the apartments most likely.
