A huge vacant lot in the heart of Arverne, in the Rockaways, is about sprout a seven-story apartment building.
Benjamin Companies and Beechwood Organization have filed plans for an 88-unit building at 6804 Tides Road, a newly created street off Rockaway Beach Boulevard between Beach 68th and 69th streets. The project would span 104,500 square feet and include a pool and an outdoor terrace on the second floor.
The ground floor would be devoted to the lobby and parking, and each of the upper floors would hold 15 units. The parking lot would have room for 69 cars, which is slightly more than the city requires.
The Tides Road building is the second apartment complex planned for Arverne by the Sea. The first one was a 126-unit project filed in December, at 190 Beach 69th Street. Both buildings will rise on a block-long lot that stretches from Rockaway Beach Boulevard to the waterfront, across the street from the Beach 67th Street stop on the A train. And they both belong to the final, multi-family phase of the sprawling megaproject, called “The Tides.”
Urbahn Architects applied for the permits.
Benjamin and Beechwood have already built 2,300 two-family homes on the surrounding blocks. The development has its own grocery store and YMCA, and buyers get a 20-year tax abatement on their houses.

These buildings are super ugly. Vinyl siding for days. No mixed use (the YMCA and grocery, although welcome additions, are hardly within the project areas). Ruins the waterfront for tens of blocks as there is no access nor attractions for visitors.
