Elmhurst’s development boom is expanding westward into Maspeth. We have a look at a four-story commercial and medical office building headed to 54-08 74th Street, in the industrial borderlands between Maspeth and Elmhurst.
The 54-foot-tall building will have 7,900 square feet of ground floor retail and 11,000 square feet of medical offices on the upper floors. The lot, which is currently a car repair shop, sits on the corner of Grand Avenue, about a block north of the Long Island Expressway.
This project will also include plenty of parking – six spaces in a surface lot and another 46 spots in an underground garage. That seems like a lot of cars for a 19,000-square-foot building, but this property is located about a mile away from the closest subway station. And this area is zoned for heavy industrial use, which typically requires lots of parking. Community facilities – in this case, medical offices – often boost parking requirements as well.
The design, from Angelo and Anthony Ng’s Architects’ Studio nearby in Maspeth, is pretty clean and modern. The large windows will appeal to future office tenants, and the setbacks will create a few balconies on the second and third floors.
This isn’t the only piece of new construction on the block. The city built Maspeth High School down the block in 2010, and a five-story office building rose next door in 2007.
The developer is Flushing-based Grand Centurion Construction, which is leasing the property from an LLC headquartered in Woodside. The LLC picked up the 7,900-square-foot lot for $2,254,000 last December.
