Revealed: 12-Story Affordable Building with Charter School at 600 East 156th Street in Melrose

A parking garage in Melrose, in the South Bronx, is about to give way to a large affordable residential project with a charter school. And we have the first look at the project at 600 East 156th Street, which is currently making its way through the city rezoning process.

The 12-story building would hold 170 apartments and a 350-seat charter school, according to documents posted on the Department of City Planning website. The 211,300-square-foot development would be divided between 179,000 square feet of residential space and the 32,300-square-foot school.

The apartments would rent to low- and middle-income families. The project would also be subject to Option 1 of the Mandatory Inclusionary Housing program, which will require the developer to rent a quarter of the units to families earning 60 percent of the Area Median Income, or $47,000 for a three-person household. Ten percent of those apartments would also have to go to folks earning 40 percent AMI, which means $31,000 a year for a family of three.

Plans have not yet been filed with the Department of Buildings, but construction is tentatively expected to wrap in 2019.

Phipps Houses is developing the project, but we’re not sure who will handle the design or what firm created the rendering above. Engineering firm Philip Habib & Associates put together the zoning documents where we discovered the image.

The site is currently home to a two-story garage and office building. Phipps picked up the 23,000-square-foot property at the corner of Eagle Avenue for $3,500,000 last month.

Current zoning only allows the construction of low-rise industrial and commercial buildings. The non-profit developer hopes to rezone the property to R8A, which encourages high-rise residential development.

No parking would be included, and none is required because the project would be 100 percent affordable. Future residents will be able to walk a few blocks to the elevated 2 and 5 train stop at Jackson Avenue.

  3. So how smart do you think this is? They are taking away parking to make a building. REALLY? There is hardly no parking in the Bronx, yes the building is beautiful but where would people park?
