Back in June, Cayuga Capital Management filed new building applications for 16 Berry Street, along the Williamsburg waterfront in Brooklyn. Today, YIMBY has the reveal for the project, which is being designed by DXA Studio and will hold over 60,000 square feet of space.
The site was formerly occupied by a low-slung warehouse with some limited retail space, and the new building will be a definite improvement design-wise. Williamsburg’s new commercial development is generally helmed by some of the more prominent and aesthetically-minded firms in the city, and DXA Studio’s plans do not disappoint.
16 Berry Street’s first floor will be comprised of floor to ceiling windows, offering prime retail visibility for whichever tenants end up committing to the space. The building applications show 24,869 square feet of commercial space will sit alongside 4,495 square feet of community facility space, and that there will also be a 107-car parking garage integrated into the structure, with 10 spaces on the first floor and 97 on the second. The rooftop will also be accessible, with a deck spanning almost 7,000 square feet likely to host an extension of an event space.
The parking roughly doubles the project’s scope from 30,000 to 60,000 square feet, but the building is not exactly transit-accessible, sitting about 10 blocks from the imminently-unreliable Bedford L station, which means the garage isn’t entirely ridiculous. Nevertheless, as Williamsburg continues to densify, additional cars on the road will spell more traffic and congestion.
Though the excessive parking is a negative, the retail component will be divided between seven different storefronts, ranging from 600 to nearly 1,800 square feet, each of which will come with an equivalent amount of space on the cellar level. Unlike the monotony sometimes seen in larger new developments, where Duane Reades and banks typically proliferate, 16 Berry is being designed to accommodate diversity, which is a major positive.
Completion is anticipated for 2019.
