The transition zone between East Harlem and the Upper East Side is booming with new developments, and just last week, YIMBY featured an update on 1399 Park Avenue, on the corner of East 104th Street, which is close to topping-out. Today, we have another update by Tectonic on 302 East 96th Street, several blocks to the southeast, where superstructure work is also close to completion.
YIMBY first reported on the project back in May of 2015, and we revealed the renderings one month later. Karl Fischer is behind the design for the site, which will yield a glassy 21-story building, with 48 condominiums averaging 1,088 square feet apiece.
While the project won’t be that large, it will still fill a niche on a cross-town thoroughfare with some necessary new density. The envelope will also front right up against the sidewalk, improving a streetwall that has been somewhat degraded by other post-war developments.
Wonder Works Development Group, Fimida Enterprises, and Mink Development are the site’s developers, and with topping-out imminent, completion is likely sometime next year.
