Leasing Begins for 280 Ashland Place, Downtown Brooklyn

As YIMBY reported back in October, construction is nearly complete for the 12-story 280 Ashland Place, in the Downtown Cultural District of Brooklyn, and now, leasing has officially commenced. The project has been named Caesura, a term for the pause in the middle of a line of music poetry. Its next-door neighbor, the Brooklyn Academy of Music, gives the inspiration. Jonathan Rose Companies LLC is behind the building, which had previously gone by the address of 15 Lafayette Avenue.

The project includes 49 affordable housing units that were up for lottery this summer. Micro-units went for between $886 and $1,482 a month, and studios for $1,078 to $1,794/mo. Two bedrooms went for as much as $2,715 a month.

The 123 apartments also include market-rate and middle-income units.

Sizes range from studios to two-bedrooms, as well as 34 furnished micro-apartments. Tenants will have access to a library of ‘common goods,’ where they could check out items such as folding chairs, card game tables, kitchen appliances, and even guitars. Energy efficient heating and air-conditioning are included, along with a rooftop garden lounge, with an accessory kitchen. Other amenities include a concierge service, fitness center, community lounge with game room, bicycle storage, and laundry room.

“We have crafted this modern building to make it a thoughtful place to live where the living space extends beyond the apartment into the Caesura community,” said Jenny Wu, Development Manager of Jonathan Rose Companies.

Dattner Architects is responsible for the design, with collaboration from Bernheimer Architects for the façade’s style. The project is expected to meet the criteria for the “LEED for Homes Gold certification”. The target move-in date is February of 2018.
