Permits have been filed for a three-story mixed-use building at 104 Kenilworth Place, in Flatbush, Brooklyn. The project will rise two blocks away from the Flatbush Avenue Subway Station, the end of the line for the 2 and 5 trains, and three blocks away from the Brooklyn College campus. Y & G Realty NY will be responsible for the development.

The 32-foot tall structure will yield 11,130 square feet in total floor area. Six dwelling units will occupy the three floors above ground, averaging 894 square feet apiece, indicating rentals. The cellar will bear two spaces to be used as daycare and/or school facilities.

The Brooklyn-based firm City Building NY Architect will be responsible for the design.

Demolition permits for the existing structure were filed in late 2009. An estimated completion date has not been announced.
