Permits have been filed for an eight-story residential structure at 491 Ocean Parkway, in Kensington, Brooklyn. The site is six blocks away from the Ditmas Avenue Subway Station, serviced by the F train. An anonymous LLC is listed as responsible for the development.
The 80-foot tall structure will yield 20,410 square feet of space, with 14,475 square feet dedicated to residential use. 17 apartments will be created, averaging 851 square feet apiece, indicating rentals. Tenants will have access to a recreational room, storage, and bicycle parking on the first floor.
The lot on Ocean Parkway is currently empty. Permits had been filed for the site in 2008 for a nearly-identical building by a different developer, that would have been the same height, but substantially larger, with 3,300 square feet more residential space and five additional apartments.
MG New York Architects will be responsible for the design.
The estimated completion date has not been announced.

New construction in my old neighborhood. A good sign. Kensington is a little dowdy but relatively safe. No vehicle parking requirement for this apartment building?

Any further word on this? I live on that block. No work has started, as far as I can tell.
I’m wondering if there are any photos before the 2 family home was demolished. My sister and parents lived there before moving to East Meadow, and I’d love to have a photo to share with them.
