Renderings Revealed for 19-Story Condo Building at 271 Sea Breeze Avenue, Coney Island

One of the most remarkable trends of 2018 has been the push of new development across Coney Island, and another day has brought yet another new condo project. Today we have the reveal for 271 Sea Breeze Avenue, officially dubbed Seabreeze Tower, which was purchased by Rybak Development in June of 2017.

The troubled West Brighton assemblage was purchased by American Development Group, who planned to construct a 27-story condominium building in 2004; however, construction was halted in 2006 due to the Great Recession, per The Real Deal.

In 2013, Chaim Miller bought the site for $12.7 million, planning to build an $87 million tower, but the developers defaulted on their loans. This gave Rybak the opportunity to swoop in and purchase the site for $13.5 million.

271 Sea Breeze is now finally on its way to becoming the home of a 19-story residential building. The Seabreeze is slated to rise a total of 230 feet, divided amongst 19 floors. Offering up a grand total 179,267 square feet of space, the project will yield 114 residential units. With an average size of 1,572 square feet, the building is leaning more to the tone of luxury, with condominiums likely.

Furthering that idea is the inclusion of 135 permanent parking spaces in the building’s base for residents’ convenience. The project will also include approximately 32,000 square feet of community space.

The waterfront location will offer up unobstructed views of the Atlantic Ocean on the building’s south side, as well as views of the Manhattan skyline to the northwest. The site also finds itself situated directly adjacent to Asser Levy Park, which opens up to Coney Island Beach, offering residents near direct access.

Seabreeze Tower also finds itself situated within easy walking access to the New York Aquarium as well as the famous Coney Island Boardwalk. Rybak describes the project as “a residence to capture the historic neighborhood’s progressive, unique, and eclectic essence.”

A completion date has yet to be announced. Zproekt is the architect, and Wexler Associates is the structural engineer.
