The prevalence of sustainable Passive House structures is slowly growing in the United States, New York City included, which today counts more than 70 structures under the European-borne designation. In an announcement from design-build, general contractor firm UA Builders Group, 746 East 214th Street will become the latest addition to the group, making its debut in 2019. Located in the north-central blocks of The Bronx’s Williamsbridge, the property is immediately adjacent to the 2/5 Gun Hill Road Subway station.
The structure is currently in its design phase, with an anticipated ground breaking set for later this year. When complete, the building will top-off at four stories, comprised of ten residential units ranging from one to two bedrooms apiece.
The site’s existing structure is a single-story garage/warehouse property completed in 1927, with no residential filings on record. Records indicate the property was purchased in 2017 by entities “746 East 214th Street LLC.” and “47-35 Niko LLC.,” but is currently being developed by Propco Holdings, a private firm based in Long Island City, New York.
Similar to LEED-certification, a rating system established by the United States Green Building Council for sustainable developments, Passive House-certified structures must maintain highly specific energy metrics that include heating and cooling energy usage, general energy consumption, airtightness, and interior temperature range. Strategies to achieve these requirements include robust installation materials, strategically placed windows or structural openings to promote solar gain, and cutting-edge ventilation systems that recycle air to heat and cool interiors.
According to the developer, the combination of technologies implemented at 746 East 214th Street will yield up to 90% energy reduction savings and offer superior thermal comfort for future occupants.
