Today, building applications reveal a new, residential development at 238 East 3rd Street, in Manhattan’s historically gritty East Village neighborhood. The build site measures approximately 50’ x 106’ with a full lot coverage of 5,253 square feet.
Located on the south side of East 3rd Street, between Avenues B and C, the existing commercial building houses offices, a meeting area, and a large theatrical studio and performance venue, but will undergo conversion for residential use. The new structure will be designed by Vikatos Architect, and will comprise a total of 20,928 square feet of living area with a total built-up area of 27,657 square feet.
The building will rise seven floors above ground to 75 feet, with additional cellar living area and a basement. 20 rental units are planned, in total, putting the average apartment unit at about 1,046 square feet.
