New Rendering For Upcoming Self Storage Facility at 609-615 West 46th Street in Hell’s Kitchen, Manhattan

A new rendering has been released for 609-615 West 46th Street, a forthcoming 14-story SecureSpace self storage facility in Hell’s Kitchen, Manhattan. Designed Mancini Duffy and developed by Insite Real Estate, the 135-foot-tall project will yield 109,658 square feet. The property comprises two interior parcels spanning 9,775 square feet between Eleventh Avenue to the east and the Hudson River Greenway to the west.

The main rendering depicts a rectangular structure with copper and black metal paneling surrounding a grid of narrow windows with dark metal spandrels. An upper setback spans the width of the structure, leading to a tall, windowless volume clad in dark paneling. The building culminates in flat parapet lined with railings and a mechanical bulkhead. The ground floor features two loading dock entrances and a leasing center entrance underneath a canopy. SecureSpace Self Storage’s signage is displayed in two locations on the main southern elevation.

Excavation is currently progressing below street level with machinery operating behind the wooden sidewalk fencing. Demolition began last summer and the new reinforced concrete foundations could likely begin construction later this spring.

The following Google Street View images show the former low-rise occupants of the plot, an auto repair shop and abutting four-story residential structure built in 1920. The developer purchased the property two years ago for $25.5 million in a deal brokered by Anton Group NYC.

609-615 West 46th Street’s anticipated completion date is slated for this summer, as noted on site. However, sometime around the end of this year or early 2026 is more likely.

    People, just get rid of your junk and stop buying new crap you clearly don’t need.

  3. this does not appear to be the highest and best use.

    change the zoning , city of New York.

    Allow high density and taller residential here.

    We are gonna lose the historic Roosevelt hotel and other pre-wars because of upcoming. and here in this architectural wasteland a few blocks away we built self storage. makes no sense. Attn: Dan Garodnick

  4. A practical location for self-storage. I know one that is being built in a suburb, where everyone lives in 3 and 4 bedroom houses, many with attics and/or basements.

    • I don’t understand how self storage adds anything of value to the inner city (at least compared to other ways to use the lot.) This four blocks away from the sky apartment building and its >1,000 units.

      Plus, how many people move their stuff back and forth using anything but a car? I’d imagine it’s a miniscule number – there’s a reason this is on the west side highway after all.

      Along with using up valuable space that could be used for housing, it also increases car usage in the city. That’s a hell of a lose-lose!

  5. Just a reminder to anyone who thinks storage facilities shouldn’t exist, I’ll remind you it’s nothing new at all to have these kinds of places. Manhattan has always had tons of art and furniture storage companies as well as cold storage buildings, many specifically for storing furs out of season. Obviously some uses have declined.
