Fresh renderings from developer Bruman Realty offer a first glimpse of 1056 Manhattan Avenue, one of the largest mixed-use projects currently under construction in Greenpoint, Brooklyn.
Located in one of Brooklyn’s northern-most blocks, the development will total 56,746 square feet comprised of residential, retail, and below-grade parking components.
Retail area will occupy 12,197 square feet of the structure’s ground floor, with an additional 5,000 square feet positioned in the building’s cellar level. The cellar will also contain a 28-vehicle parking garage, a portion of the building’s mechanical components, as well as residential amenities including a fitness center, laundry room, and storage.
Residential square footage will occupy the structure’s second through fifth floors, in addition to an open-air roof deck and lounge. The 92 apartments will average under 700 square feet apiece, indicating rentals. A portion of these units will also enjoy outdoor terraces.
The new development replaces an aging one story retail center formerly occupied by furniture and appliance chain J. Josephs & Sons Co. The locally owned business has since shuttered operations following the sale of this property for $18.5 million in November 2015.

Please pardon me for using your space: I’m certain that it is beautiful.
It’s not terrible — but honestly the previous streetscape, though less built-up, was more urbane.
