New construction permits have been filed for a 17-story mixed-use building at 1761 Jerome Avenue, in The Bronx‘s Mount Hope neighborhood. The filing includes a mix of 63,093 square feet of residential space, 52,949 square feet of community space, and 7,538 square feet of commercial space, with a total scope of 139,271 square feet. The development lists Kyle Ervin of Services for the Underserved, a social services organization, as the owner behind the applications. The non-profit has developed several supportive and affordable housing buildings in the borough.
Located in Mount Hope, the corner lot sits just steps away from the 176th Street subway station serviced by the 4 train. The projected concrete building will be 165 feet tall with 175 units, averaging 350 square feet a piece. It will also have a rear yard 30 feet long. Jonathan Marvel of Marvel Architects is listed as the architect of record.
Demolition permits were filed in mid-November for the two-story structure currently on the site. An estimated completion date has not been announced.

And so it begins the rezoning of Jerome ave.
Thank god for the rezoning. The Auto Parts businesses that run for a mile up Jerome Avenue have always been known for selling stolen parts that junkies steal from cars all over the city. This brings all kinds of blight, vice and unnecessary traffic into the area. Now that the prostitutes are mostly gone, why not clean up this transit cooridor. If a train runs through the area why not focus on living spaces that will make the desolate strip safer?

So basically they are replacing a 2 story shelter with a 17-story shelter?
