Brookfield’s First New York City Supertall, One Manhattan West, Nearing Finish Line

Standing high above Midtown and Hudson Yards on West 33rd Street, One Manhattan West is the first supertall Brookfield has developed in New York City. With 67 floors and 2.1 million square feet of office space, the 995-foot-tall glass building is the 12th-tallest tower under construction in New York, and will eventually be joined by its shorter twin counterpart, Two Manhattan West. They will be two of six components to the Manhattan West project that will bring a total of nearly six million square feet of new office, commercial, residential, retail and public space to Midtown West. Skidmore Owings & Merrill is the designer of the two glass office towers.

The site sits to the east of Related Companies’ 28-acre Hudson Yards project, and is situated between Ninth and Tenth Avenues and 31st Street and 33rd Street. Other towers that have risen or been renovated at the site include the 730-foot-tall, 844-unit Eugene, and Five Manhattan West. The latter underwent a $350 million renovation lead by design firm REX to remodel the old office interiors and change the entire facade from bare concrete to reflective glass.

About ninety percent of One Manhattan West has already been leased, with Ernst & Young occupying the largest amount of space, totaling 640,000 square feet. Other companies include Skadden Arps, who will take up 550,00 square feet, the NHL leasing 175,000 square feet, and Accenture occupying a quarter of a million square feet.

The retail base sits adjacent to the landscaped public plaza nestled between the future pair of glass office towers and low-rise buildings. Spanning two acres, it is being designed  by James Corner Field Operations and will have views of Moynihan Station and the Empire State Building when looking east. The photo below shows the retail base and future plaza space when YIMBY went on a hard hat tour back in October.

Another building that will rise on the site is the Pendry Hotel, at 4 Manhattan West. It will have 164 guest rooms along with a restaurant, an outdoor terrace and bar, and an event space. That component will be completed around 2021.

As of now, the glass facade on One Manhattan West is continuing to take shape on the upper floors, and is about to reach the rooftop parapet. The construction crane and exterior elevator should be disassembled within the coming months.

One Manhattan West is expected to be completed next year, while Two Manhattan West will rise 56 stories and should be finished around 2022.

  2. The overall pace and speed in what this supertall was constructed over Penn Station tracks Platform is very impressive and comparable with pace when Chrysler and ESB were constructed in early 1930s!!!
    1 Manhattan West or “441 Ninth Avenue” is third building in NYC built over constructed first elevator shaft monolithic concrete center, after Eleven Times Square and 3 WTC, the construction over the monolithic cube of lobby takes only 1 year, 995 feet and over 2.1 mln square feet of office space within 67 floors over the spacious massive 3 story high lobby!!! That is true 70 story building!!!

  3. One Manhattan west top of the house is the 72nd floor. I’ve been on this site for 2 years.
