Permits for a new, nine-story, mixed-use building at 45-57 Davis Street in Long Island City first appeared in February 2018. Today, new renderings from architects J Frankl / C Mallea Associates, offer a first glimpse of the rising property. When fully complete, the structure will comprise 145,000 square feet of both residential and ground floor retail space.
Above the commercial component, residential area includes 158 apartment units plus associated amenities. These include bicycle parking, a communal lounge, a children’s playroom, a fitness center, a game room, and a 10th level roof terrace.
The project is located just one block away from Court Square’s G and 7 trains. The Court Square-23rd Street subway station, serviced by the E and M trains, is located just four blocks further.
Solomon Feder of Brooklyn-based Velocity Framers USA is responsible for the development and reportedly purchased the site for $24.8 million from Vorea Holdings last year.

This is a joke of a rendering. This building will be 10 steps away from a 15-storey building on 45-50 Pearson Street, blocking all light into those apartments. On the bright side, it will also block some of the noise of the 7 train as it screeches along a turn on the tracks, which is already incredibly noisy at 45-50 Pearson Street, a whole lot farther away than this building at 45-57 Davis Street will be. This building will be right up again those train tracks and the first couple of floors will get absolutely no light because of this. The developer is such an asshole, but at least they’re not idiots, as a bunch of idiots will pay a lot to move into the building.
