Work on No.33 Park Row, aka “Pearl on the Park,” is another step closer to completion, as the dark-colored steel frame that will sit in between the floor-to-ceiling windows has begun to go up. This will accentuate the upcoming 25-story apartment building and lend it a more distinctive and detailed appearance. The project is being designed by Rogers Stirk Harbour + Partners while being developed by Centurion Real Estate Partners in collaboration with Urban Muse. There will be 31 units inside the 331-foot-tall tower with views overlooking City Hall Park. This will be Richard Rogers’ first residential project in New York City.
Recent photos show the steel frame rising on the first several floors above street level.
Meanwhile, the adjacent residential skyscraper at 25 Park Row had made substantial progress over the past year. It is being designed by COOKFOX Architects and topped out at 50 stories in less than nine months.
The tall glass panels were promptly installed on No.33 Park Row’s reinforced concrete structure following its topping out last year. The assemblage of the exterior columns and beams will give an extra layer of depth and texture. The window grilles in each glass panel also appear to have the same dark color, as seen in the last photo above.
Rogers’ design sits at the corner of Park Row and Beekman Street and will set itself apart from the traditional brick and stone edifices that have lined Park Row for over a century. With other iconic nearby structures like the Woolworth Building by Cass Gilbert, New York by Gehry by Frank Gehry and the Manhattan Municipal building by McKim, Mead & White, No.33 Park Row will join the skyline’s growing evolution and vertical transformation.
No.33 Park Row is on schedule for completion by the end of the year, or early 2020 at the very latest.

Like its’ neighbor, this is going to be stunning when finished.
It’s almost complete, steel frame already mostly “glassed”, only few floors are not. And looks midrise at 25 floors, comparable to 25 Park Row 52 story Skycraper.
Almost a pace of Empire State Building construction in 1931, the whole building finished in 15 month, at 102 floors, not 50.
A stunningly original addition to the NYC built environment – truly a building that one would never expect to see in Pudong or Gangnam or in the emirates.
This is one handsome building. One for the ages.
So, this is not just a glassed up, but punctuation of each window frame with darker toned steel frames over it. That’s interesting, but this will make extra hard job for windows cleaners, or I’m wrong???
This is crazy additions, maybe.
Affordable housing hum!
All these gorgeous building ‘s ; once again; no affordable housing!
Where is this city going! Gated City, Pied-a’-terre,
That is used once a year! Very wealthy European’s,
Global Wealth! Oh! That buy three & four apartments
That sit idle! Yes; this is the NYC we all have dreamed of!
Congratulations
Any updates on 25 Park Row?
