Fresh renderings have surfaced for a new mixed-use development currently under construction in the Belmont neighborhood of The Bronx. In an exclusive reveal from New York YIMBY, the illustrations depict 4720 3rd Avenue as a vibrant new addition to the central Bronx community. When complete, the corner property will include a large commercial podium with residential area and terrace levels positioned above.
According to a release from Cactus Holdings, developer of the new property, lower-level commercial space will measure approximately 60,500 square feet, while the community facilities will occupy nearly 900 square feet. An enclosed parking structure is also in the works and will accommodate 84 vehicles. The new structure will also yield 159 residential units, averaging just under 1,200 square feet per unit.
The project design team includes both Marin Architects and Ismael Leyva. Marin Architects oversaw the design of the lower commercial spaces of the building including the schematic design, design development phases, and the façade. Ismael Leyva is credited as the architect for the upper residential portion of the building. Canas Solutions, a permit expediting company under the Marin Architects umbrella, is credited as filing representative.

Lots of opportunity for large buildings just east of here on Fordham Rd. Area was rezoned for higher density years ago and is starting to just pick up.
