Permits have been filed for a nine-story mixed-use building at 14-06 Gateway Boulevard in Far Rockaway, Queens. Located between Mott Avenue and Everdell Avenue, the lot is near the Far Rockaway Mott Avenue subway station, serviced by the A train. Jamar Adams of Rockaway North L.P. is listed as the owner behind the applications.
The proposed 88-foot-tall development will yield 159,437 square feet, with 124,709 square feet designated for residential space and 8,457 square feet for commercial use. The building will have 149 residences, most likely rentals based on the average unit scope of 836 square feet. The concrete-based structure will also have a cellar and a 53-foot-long rear yard.
Herbert Mandel of MHG Architects is listed as the architect of record. MHG Architects is also designing 14-03 Gateway Boulevard.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
