A new nine-story residential building is coming to the intersection of Gateway Boulevard and Mott Avenue, at 1403 Gateway Boulevard, in Far Rockaway, Queens. Frank Monterisi of Greenport Land Acquisition is the developer. The site is currently a fenced-off open space, and will require no demolition permits.
Of the 68,735 total square feet, it is unclear how much square footage will be dedicated to the 58 residential units spread out amongst the nine floors, and if there will be enclosed parking or any other facilities. When complete, the structure will stand 87 feet tall, and Herbert Mandel is serving as the architect of record.
This area of Far Rockaway has limited subway access, and is mainly serviced by MTA buses. The site is located about 8 blocks east of the Far Rockaway Mott Avenue subway stop on the A train. The Rockaway Beach Boardwalk is also a 15 minute walk from the new construction.
A completion date for the project has yet to be announced.

It’s not accurate to say it has limited subway access. It’s a five minute walk to the Mott Avenue A train stop.
