Construction is moving along on a pair of residential buildings at the Hunters Point South Towers development in Hunters Point, Queens. Workers are preparing to pour the fourth floor of what will become a 46-story, 394-unit structure at 52-41 Center Boulevard, while rebar is protruding from the site of the taller, 56-story tower at 52-03 Center Boulevard in preparation for the formation of the ground floor columns and walls. TF Cornerstone is the developer of the complex, which is designed by ODA Architecture with SLCE Architects as the architect of record.
New photos show a hive of activity on both sections of the large site.
52-41 Center Boulevard will eventually top off at 475 feet and yield just under 383,000 square feet of space. Residential units will account for 374,100 square feet; 8,000 square feet will be dedicated to community use; 850 square feet will be reserved for ground-floor retail; and a daycare facility will occupy the remaining 7,950 square feet. The tower will include 394 apartments, most likely rentals with an average scope of 949 square feet. Amenities will include storage space for 197 bicycles and private terraces on the sixth, 44th, and 45th floors.
52-03 Center Boulevard will stand 587 feet high, yield 774,600 square feet of space for 800 affordable units, and house a 600-seat elementary school on the lower floors of the site.
The development will produce a combined total of 1,197 apartments. The waterfront location will give residents unobstructed views of the Midtown skyline and vistas of Lower Manhattan to the south. The East River ferry is a very short walk from the property, while the closest subway is the 7 train at Vernon Boulevard-Jackson Avenue.
A completion date of winter 2022 was spotted on the construction fence.

The morning 7 train couldn’t be fuller at this stop. There is a nearby ferry but that only really works if your destination is the east side of Murray Hill.
Warehousing the middle class..throw in some views to keep them happy.

in case you haven’t heard NYC has a housing crisis. there would be plenty of room on the subway if passengers would step into the middle of the car.
Considering you can easily walk to the ferry from here, could take the ferry to the M34 and access a ton of locations across that area of Manhattan pretty easily and still have a very reasonable commute. Same with M15.
Those two routes alone cover a huge number of jobs.
Even within walking distance of the E 34th St ferry stop there are plenty of destinations.
Has anyone in a position of authority on these waterfront projects considered the possibility of leaving some wetlands along the waterways?
Building right up to the waters edge like this leaves no room for absorption of storm water, which as we have seen in Louisiana and Texas, can lead to disaster in the event of a big storm.
A buffer between the waterfront and the built up area, consisting of grasslands or wetlands, would seem prudent considering the pattern of damaging weather we have seen recently.

it’s hardly built up to the water’s edge. there is a part and road in between.
Hunters Point Park was designed to be inundated and the buildings apartments and critical infrastructure will be well above the flood zone.
Anything built on the waterfront in NYC takes flooding into consideration due to zoning requirements.

traffic is insane around there and only getting worse, no parking, trains are packed.
The schools are getting over crowded, none being built. Police and fire departments have no added stations either.
