Tuchman Associates has submitted proposals to amend existing zoning ordinances for the construction of a new mixed-use property in Corona, Queens. Located at 110-40 Saultell Avenue, the building would contain just over 39,000 square feet and top out at six stories.
Changes to the code are required to permit construction of a building of this height in an area where two- and three-story structures are predominant. Factoring the environmental approval process of 18 months, plus an 18- to 24-month construction schedule, the developer estimates full completion by 2022.
If approved, the residential component will measure approximately 28,500 square feet, including 19 market-rate apartments and five permanently affordable units at or below 80 percent area median income. Additional components include a community facility that will occupy nearly 9,200 square feet across both the ground floor and cellar levels, and parking facilities for 13 vehicles.
Beyond preliminary massing and elevation drawings, renderings for the property are not yet available.
