The new buildings will measure 4,289 square feet. Across both, the residential units should average 1,027 square feet apiece, indicative of apartments with family-sized configurations. There will be one unit on the ground floor, followed by another on the second floor and a third unit across the third and fourth floors in each structure. A total of six off-street parking spaces will be included. Chang Hwa Tan’s Flushing-based firm is the architect of record. The 5,000-square-foot plot is occupied by a two-story house. The 25-foot-wide, 2,500-square-foot property was occupied by a single-story brick townhouse until that was demolished back in August. A groundbreaking ceremony has been held for an eight-story, 68-unit mixed-use building at 54-25 101st Street, a.k.a. 54-15 101st Street, in Corona. The latest building permits indicate the project will measure 56,700 square feet and rise 80 feet in height, not including the bulkhead. There will be a 5,031-square-foot pre-kindergarten on the ground floor, followed by 68 affordable residential units, all designated for seniors, on the floors above. The project will measure 17,376 square feet with residential units expected to average 867 square feet apiece. It will be topped by a duplex unit with space on part of the fourth floor and an upper penthouse level. It’s unclear whether the apartments will be rentals or condominiums. Benjamin B, Lam’s Queens-based Lam & Lam Engineering is the applicant of record. The 7,193-square-foot site is occupied by a three-and-a-half-story residential building.
