New renderings of a five-story residential building in Far Rockaway reveal what could take shape on the neighborhood’s southern shore. The proposed site at 2-29 Beach 14th Street measures approximately 11,211 square feet. Although permits were originally filed in November 2017, renderings have only now surfaced.
Designed by local architect Shmuel D. Flaum, also referred to as SDF Architect, the ground-up residential building will comprise 13,981 square feet. The residential component will span 11,211 square feet divided among 15 individual units, for an average of just over 747 square feet, most likely denoting rentals. The filings do not include a parking structure and do not specify any amenities.
The lower levels feature a gray brick exterior that appears to wrap the entire perimeter of the building. Above the second floor, the façade transitions into a sandy-hued stucco material up through the pinnacle of the structure. A portion of the units will also offer large private balconies.
Red Group Management, the developer that filed the permits, has not offered any information on when the project could be completed.

Given the very low elevation here with rising seas and future storms, are these new developments designed to handle the first floor being flooded?
It’s in the A zone so it looks like they just have the residential portion begin on the 2nd floor with no cellar and a fully deducted first floor.
Enough development in our neighborhood already. It’s disgusting what you people are doing to Rockaway. Grentification!

This is crazy to many people moving in the farrockaway it’s a flood zone period why are they building out here and they always say low income they low income is over thirty thousand and up low income is twenty five thousand so why they always say low income housing these developer are full of crap they just trying to move the people that been here for years I guess these fouls see a gold mine since it’s near the dirty beach and I guarantee we going to get another storm worser then the last
