Foundations Underway at 23-20 Jackson Avenue in Long Island City

Workers have begun pouring the foundations for 23-20 Jackson Avenue, a nine-story mixed-use hotel in Long Island City, Queens. Designed by KSQ Architects and developed by The Vorea Group, the corner property will yield 85,851 square feet of retail, offices, and a 72-room hotel operated by San Francisco-based hotelier Sonder Corp.

A recent photo from the elevated Court Square station platform shows a good deal of activity at the site, which is located between 23rd Street and Pearson Street. At the time of the visit, construction workers were in the process of pouring a section of the reinforced concrete foundations.

The rendering below shows the old proposal for 23-20 Jackson Avenue, which would have been composed of a metallic gray grid of oversized windows atop a transparent glass base.

The new design, as displayed on the construction fence, reveals a classic aesthetic vaguely reminiscent of St. Louis’ Wainwright Building, which is regarded as the first early skyscraper. Clad in dark red masonry, the exterior is divided into two sections: a three-story podium with widely spaced columns, and the main upper massing, which features a vertically oriented window grid with black metal framework.

Retail space will be located on the ground floor and cellar level of 23-20 Jackson Avenue with office space spanning the two floors above, and the hotel occupying the upper six stories. It was last reported that Compass will lease 11,000 square feet of the office space on the second and third floors of the building.

A completion date for 23-20 Jackson Avenue has not been announced, but it’s likely the structure could top out before the end of the year.

  4. The corner on Pearson is a tiny two-way dead-end street. Overbuilding in this area is criminally negligent. Relying on overcrowded train service and hotel patronage into Manhattan with the current pandemic is not sane. Good luck.
