Permits have been filed for a seven-story mixed-use building at 1946 Ocean Avenue in Midwood, Brooklyn. Located between Avenue N and Avenue O, the interior lot is a short walk to the Kings Highway subway station, serviced by the B and Q trains. Red Group Management under the 1950 Ocean Realty LLC is listed as the owner behind the applications.
The proposed 70-foot-tall development will yield 59,231 square feet, with 44,461 square feet designated for residential space and 238 square feet for community facility space. The building will have 46 residences, most likely rentals based on the average unit scope of 966 square feet. The steel-based structure will also have a cellar, a 30-foot-long rear yard, and four enclosed parking spaces.
Francisco Nunez of Studio Gallos is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
