Construction has officially topped out at Betances Residences, a Passive House senior housing development at 443 East 142nd Street in the Mott Haven section of the South Bronx. The project is designed by COOKFOX and is the seventh building in the borough developed by supportive housing provider Breaking Ground.
With support from the New York City Housing Authority (NYCHA) and the New York City Department of Housing Preservation and Development (HPD), the project will create 152 units. A total of 45 homes will be set aside for formerly homeless seniors, and 26 will be preferentially offered to current NYCHA residents.
Available layouts include 130 studios and 22 one-bedroom apartments. Occupants will have access to landscaped gardens, multiple libraries, a fitness room, on-site social services administered by the Center for Urban Community Services, and a multipurpose space that will support programming by The DreamYard Project, a non-profit arts organization that serves elementary students and young adults in The Bronx.
As a Passive House building, the structure incorporates a high-performance envelope that provides greater air-tightness compared to typical standards. In practice, this results in a reduction of heat loss or temperature gain, improved temperature control, and reduced greenhouse gas emissions. The development will also support a number of photovoltaic panels as a renewable energy source.
When complete, Betances Residences will increase Breaking Ground’s total management portfolio in the borough to more than 1,100 individual units.
