Last month, RXR Realty celebrated the topping off of The Willoughby, a 34-story mixed-use tower at 196 Willoughby Street on the Long Island University Brooklyn campus. Located in Downtown Brooklyn, the new ground-up structure contains residential units, academic and office space, a state-of-the-art athletic field, and parking for 564 vehicles. Perkins Eastman is responsible for the design of the 435-foot-tall building.
Of the total 476 units within 600,200 square-foot development, 143 residences are set at the affordable rate of 130 percent AMI under the Affordable New York program. Units average 779 square feet apiece, with 70 percent of the inventory in the tower to be marketed as rental apartments. Adjacent to the high-rise is a low-rise building that belongs to the university, with rooftop athletic fields and academic space and a parking garage inside.
“As a developer and a member of the larger New York metropolitan community, RXR not only tries to find great projects that satisfy demand in the marketplace, but that also look to strengthen institutions and local municipalities. The Willoughby is exactly the type of game-changing project that strengthens our institutions and prepares for the future, creating an economic development model to provide well-paying jobs that are needed now more than ever,” said Michael Maturo, president of RXR Realty. “Today’s topping off represents empirical evidence that we are bringing New York back to life—more specifically, putting New Yorkers back to work in a safe environment.”
The project broke ground in September 2019 and has moved along swiftly. YIMBY’s last update in July captured progress on the glass curtain wall installation on the lower levels. Since then, the façade continues to climb closer toward the pinnacle, which will be topped with glass railings.
A completion date has not been announced but with construction at this pace, by end of 2020 is likely.
