Exterior work is progressing at One Willoughby Square, a 495-foot-tall office skyscraper in Downtown Brooklyn. Alternately addressed as 420 Albee Square, the project is designed by FXCollaborative and being developed by JEMB Realty, and will yield 500,000 square feet of Class A office space. Gilbane Building Company is in charge of constructing the reinforced concrete edifice, which stands as the tallest new office building in Brooklyn.
Recent photos show the state of progress at the site, which is bound by Albee Square West to the east, Willoughby Street to the north, and Duffield Street to the west. Since our last update in late July, almost all of the industrial-style ribbon windows have been filled in between the shiny blue brick façade.
From the east we can see the glass and brick façade has reached the final floors of the skyscraper, while work progresses on the partially blank southern and northern walls. The concrete surfaces of these elevations are being painted black, and a layer of thin metal strips running the height of the superstructure is being installed on top. Attached to this will be the final curtain wall assembly, which in the main rendering looks to be made of rectangular metal panels of varying shades of blue arranged in a large grid. A series of north-facing balconies will separate this section from the main fenestration. These balconies will face Willoughby Square Park, which is partially finished toward the upper edges of the parcel.
FXCollaborative is planning to occupy floors seven, eight, and nine. The uppermost levels will feature 18-foot-high ceilings and a private outdoor loggia with expansive views over Downtown Brooklyn, the Manhattan skyline, the New York Harbor, and more.
One Willoughby Square is on pace to finish and open sometime in 2021.
