Permits have been filed for an eight-story mixed-use building at 26 Sherman Avenue in Fort George, Manhattan. Located between Sickles Street and Arden Street, the interior lot is near the Dyckman Street subway station, serviced by the A train. Shloime Gross under the 26 Sherman Residence LLC is listed as the owner behind the applications.
The proposed 84-foot-tall development will yield 59,127 square feet, with 39,929 square feet designated for residential space, and 7,538 square feet of commercial space and 499 square feet of community facility space on the ground floor. The building will have 59 residences, most likely rentals based on the average unit scope of 676 square feet. The concrete-based structure will also have a cellar and a 40-foot-long rear yard.
Amr Ouda is listed as the architect of record.
Demolition permits were filed in October for a single-story building on the site. An estimated completion date has not been announced.
