On Broadway in Astoria, just one short block from the N/Q elevated line, sits a C-Town supermarket and adjacent surface parking lot. With its juicy R6A zoning, though – which allows residential densities of nearly quadruple the current store – it was only a matter of time until the site was redeveloped.

And that time, it seems, may be fast approaching. Yesterday, an application was filed with the Department of Buildings to expand the single-story supermarket into a five-story apartment building with a sizable ground-floor retail space.

The project would retain nearly all of the existing commercial space, or around 16,000 square feet, in the form of two ground-floor retail spaces. (The ground floor will also provide access to the cellar’s 32 parking spaces, the minimum required by zoning.)

On top of that would be four floors of apartments – 20 units on the second floor, 23 on the third, 15 on the fourth (along with a “public terrace,” which we assume means public to the building, not to all comers), and just six apartments on the penthouse level (with more “public terraces” on the fifth floor and then again on the roof). With a total residential floor area of 44,000 square feet, the average apartment size will be under 700 square feet.

Joseph Friedman, with Jestam Realty LLC, is listed as the developer, while Aufgang Architects would be responsible for the design.

The property last traded hands in 2009, when it was bought and sold by ambiguously named holding companies for no money.
