One Clinton’s Façade Installation Wrapping Up in Brooklyn Heights

Façade installation is nearing completion on One Clinton, a 409-foot-tall mixed-use tower at 280 Cadman Plaza West in Brooklyn Heights. Designed by Marvel Architects and developed by Hudson Companies, the 36-story, 295,000-square-foot structure will yield 134 residential units, a 9,000-square-foot STEM research center, and One Clinton Street Library, a new public library to replace the former Brooklyn Heights Library that once stood on the site. One Clinton sits on a narrow triangular plot bound by Clinton Street and Cadman Plaza West.

Recent photos show the progress on the warm-colored stone exterior since our last update in July 2020, when much of the teal inner membrane was still exposed. Now, only a small section at the top of the narrow northern elevation remains to be filled in.

The best angle to see One Clinton is from the north looking down Cadman Plaza West, at the prow of its Flatiron-esque massing. Sidewalk scaffolding still wraps around the ground floor, while scaffolding rigs were seen across various points on the fenestration. The windows are tightly grouped together in a dense grid of vertical rectangular outlines, each three stories in height. Gray spandrels are used between the stack of windows and contrast with the overall warm color of One Clinton’s exterior. The southern profile features a number of subtle cantilevers, while the flat roof parapet shows mechanical equipment housed behind the open-air rectilinear voids.

Tenants on contract for the ground-floor retail space include The Brooklyn Roasting Company and a number of Smorgasburg-selected pop-up food vendors. Residential amenities include a 24-hour attended lobby and resident manager, a package room with refrigerated storage, a sky lounge with a full entertaining kitchen, a bar and terrace with double-height spaces, and another landscaped terrace with grilling stations and outdoor lounge. Inside will also be a private residential fitness center with a yoga studio, sauna, and hot tub adjacent to the terrace, a children’s center with indoor and outdoor play areas, a screening room and music rehearsal space, a residents’ study, bicycle storage, a high-capacity laundry room, dry cleaning valet service, and Wi-Fi in common areas. Also available for inhabitants are private storage and underground parking garage spaces for purchase.

It looks like construction on One Clinton could wrap up before the end of this year, though a specific date has not been announced.

  1. I love Hudson Companies, they do great stuff, but this building was such a whiff…especially the cut out on the back with the black facade. Given it’s location and what’s round it, especially to the south, there was a huge opportunity to add some great textural references to the Brooklyn Skyscraper District, but instead Marvel related it to the Modernist Mitchell Lama Houses to the north, a reference no one wants. wanted.

      The facade installation is taking forever. Slowed down by the halt in construction due to Covid, admittedly, but still taking waaay too long! Side effect is that people are still walking in the street on the Cadman Plaza West side.

      A side effect of the new building: that block of Clinton Street has now become a wind tunnel, with the wind funneling down the street in either direction whenever the prevailing winds switch direction.
