Full demolition permits have been filed for 429, 433, and 437 Second Avenue in Kips Bay, Manhattan. A single building with 160 feet of frontage encompasses the three adjacent lots on the southwest corner of Second Avenue and East 25th Street.
The 7,220-square-foot site is located within C1-8A zoning district, which permits for 7.52 residential Floor Area Ratio (FAR) and a 7.5 community facility FAR. According to the filing, the property is owned by Michael Speiser of The Speiser Organization under the Speiser LP. A 17,023-square-foot, three-story building on the site currently houses Mount Sinai Beth Israel Methadone Clinic. The 34-foot-tall structure was built in 1925.
No new construction permits have been filed and it is unclear what the Westchester-based real estate management company will do with the site.
429-437 Second Avenue is within walking distance of the 23rd Street subway station, serviced by the 6 train.
H & O Engineering is listed as the applicant of record.
