Permits have been filed for an 11-story mixed-use building at 487 4th Avenue in Park Slope, Brooklyn. Located at the intersection of 12th Street and 4th Avenue, the corner lot is a short walk to the 4th Avenue-9th Street subway station, serviced by the F, G, and R trains. Procida Companies under the 487 4th Avenue Managers LLC is listed as the owner behind the applications.

The proposed 107-foot-tall development will yield 49,308 square feet, with 38,053 square feet designated for residential space and 2,154 square feet for commercial space. The building will have 44 residences, most likely rentals on the average unit scope of 864 square feet. The concrete-based structure will also have a cellar and one enclosed parking space.

Aufgang Architects is listed as the architect of record, and is also responsible the neighboring high-rise at 237 11th Street.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. These “just the facts” entries in YIMBY can be tantalizing – you wonder about the missing details. In this case, what is the purpose of having one enclosed parking space in a 44-unit building? Is that a zoning requirement?

  2. This used to be a wonderful community garden/playground that HPD offered to Our Ladies of Mercy who plowed it then left it fallow for years. Thankfully, 550 NYC Gardens are permanent thanks to activists citywide who fought hard to save them! Take THAT evil yimby loyalists!
