Construction is about to break ground at 108 Fifth Avenue, the site of a six-story mixed-use residential building in Park Slope, Brooklyn. Developed under the ONE BALTIC LLC, the structure will yield an undisclosed number of condominium units. The 2,333-square-foot property is located at the corner of Fifth Avenue and Baltic Street, and was last sold for $3.391 million in December 2025. An architect has not been disclosed.

The formerly vacant lot has been cleared of its overgrown vegetation and leveled. An excavator and various construction materials sit awaiting the start of work behind the sidewalk fencing.

The above rendering looks north at the structure, previewing a rectangular massing with stepped setbacks lined with textured masonry cornices on the upper levels. The façade will be composed of red brick surrounding arched windows and corner terrace cutouts with rounded frames. The ground floor will also feature arched openings for the entrance and retail frontage.

A list of residential amenities has yet to be disclosed. The nearest subways from the ground-up development are the 2 and 3 trains at the Bergen Street station to the northeast along Flatbush Avenue.

108 Fifth Avenue’s anticipated completion date is slated for fall 2028, as noted on the info board.

Oh, this is a really interesting design. But ONE BALTIC, please tone down the speckled brick if you must have that unfortunate look.

  3. ..and if you must have balconies, these are a cut above average..

Never lived in the Slope myself. Spent a lot of time there though. A brother on Union, then on 7th . Sister-in law (other side of the family), near 5th Ave (Brooklyn, not New York).

Retired now. How much do these places cost?
