Construction is now underway at 163 Beach 96th Street, a new 11-unit condominium building in Rockaway Beach, Queens. The building is designed by Michael Muroff Architect New York City design studio and is expected to debut by the end of 2021.
The project is the latest multifamily residential building from Tahoe Development.
The entire development will comprise 10,500 square feet, including seven one-bedrooms and four two-bedroom units. Each residence offers a private balcony with oversized windows, in-unit washer-dryers, and a roof deck with private cabanas and barbecue grills. The property will also include seven surface-level parking spaces.
The building is designed to exceed New York City Energy Conservation Codes. This assortment of local laws and policies set a baseline standard for facade air tightness which helps reduce the amount of energy required to heat or cool the inside of a building, the installation of Energy Star-certified appliances, LED lights throughout the building, automatic daylight response controls in all public spaces, and total non-reliance on fossil fuels to power the building.
