Permits have been filed for an eight-story mixed-use building at 81-07 Kew Gardens Road in Kew Gardens, Queens. Located at the intersection of Kew Gardens Road and 81st Avenue, the lot is two blocks from the Kew Gardens – Union Turnpike subway station, serviced by the E and F trains. Yong Chen under the 89 Jackson Heights LLC is listed as the owner behind the applications.
The proposed 83-foot-tall development will yield 48,319 square feet, with 34,371 square feet designated for residential space and 13,948 square feet for commercial retail space on the cellar and ground-floor levels. The building will have 51 residences, most likely rentals based on the average unit scope of 673 square feet. The masonry-based structure will also have a cellar and a 30-foot-long rear yard, but no accessory parking.
Fran (Feng) Huang of HPL Engineering is listed as the architect of record.
Demolition permits have not been filed yet for the parking lot on the site. An estimated completion date has not been announced.
