The Durst Organization has launched leasing for Sven, a new 762-foot-tall residential tower in Long Island City. The property is located at 29-37 41st Avenue and is currently the second-tallest completed structure in Queens.
Designed by Handel Architects, the curved structure rises 67 stories above ground and comprises 958 rental apartments. Typical monthly rents at Sven range from $2,950 for a studio up to $6,000 for a three-bedroom floor plan. The developer has also confirmed that 288 units will be marketed as income-restricted homes.
Each apartment is outfitted with modern stainless-steel appliances, name-brand features, flooring, and cabinetry, in-unit washer and dryers, blackout shades in all bedrooms, and programmable thermal systems.
Interior spaces were designed and curated by Selldorf Architects. This includes the building’s 50,000-square-foot amenity suite, which offers a landscaped terrace with an outdoor swimming pool, a fitness center with private training studios, a chef’s catering kitchen, a private dining room for entertaining, a screening room, a game room and poker lounge, a multi-sport simulator, a children’s playroom, a bi-level library, a conference center, and multiple co-working spaces. The building’s 24-hour attended lobby also has an Amazon package room and a storage room.
Sven is also the first building in New York City to offer residents private membership accounts and access to Spireworks, an award-winning mobile app that enables users to control the colors of the lights at the top of select iconic New York City buildings remotely from their phones. These residents will receive exclusive first access to Sven’s crown, in addition to One World Trade Center, One Bryant Park, and 151 West 42nd Street.

To improve the building’s energy performance, the building was designed to LEED Platinum certification standards. This includes the installation of a green roof to reduce runoff, energy-efficient heating and cooling systems, smart thermostats in each home, and an on-site blackwater plant that recycles wastewater among other renewable systems.
The Durst Organization is handling all leasing and has opened an on-site leasing office.
