Permits have been filed for a 21-story mixed-use building at 101 Fleet Place in Downtown Brooklyn. Located between Myrtle Avenue and Willoughby Street, the lot is near the Dekalb Avenue subway station, serviced by the B, Q, and R trains. The Jay Group is listed as the owner behind the applications, after purchasing the site late last month from Leser Group for $40 million.
The proposed 215-foot-tall development will yield 240,092 square feet, with 235,446 square feet designated for residential space and 4,645 square feet for commercial space. The building will have 292 residences, most likely rentals based on the average unit scope of 806 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 44 enclosed parking spaces.
JFA Architects & Engineers is listed as the architect of record.
Demolition permits were filed in November 2021. An estimated completion date has not been announced.
