The Flatbush filing frenzy continues apace. Earlier today it was a 37-unit building with walk-in healthcare facility at 664 New York Avenue. Now, we’ve got an application for an even bigger building, at 2415 Church Avenue.

Located just east of Bedford Avenue, the seven-story building would hold 59 apartments, spread over a bit more than 48,000 square feet of residential space, for a rental-sized average unit of 820 square feet, with nine or ten apartments per floor above the ground level.

While retail is allowed here and would likely be quite profitable (Church Avenue is a major retail strip and crosstown artery, hosting the B35 bus, one of the city’s highest ridership routes), the city’s parking requirements mean that the developer will be using the ground floor for parking space. Twelve are planned for the first floor, and then another 18 in an open space (likely in the back), for a total of 30 spaces – the minimum required by the zoning code.

Garden City-based William Stein, with WRS Associates, is listed as the developer. KSQ Architects, led by Armand Quadrini, is the designer. The team worked together on 360 Smith Street, a 48-unit rental buliding in Carroll Gardens that opened in 2011 with an entrance to the Carroll Street subway station.

The developer picked up the land about a year ago for an even $1 million, or just over $20 per buildable square foot – a steal compared to what it would trade for today.
