Permits have been filed for a five-story mixed-use building at 14 Ralph Avenue in Bushwick, Brooklyn. Located at the intersection of Ralph Avenue and Quincy Street, the lot is one block from the Gates Avenue subway station, serviced by the J and Z trains. Erik Ekstein of Ekstein Development under the 1389 BBB LLC is listed as the owner behind the applications.
The proposed 54-foot-tall development will yield 208,106 square feet, with 92,735 square feet designated for residential space, 59,052 square feet for community facility space, and 56,320 square feet for commercial space. The building will have 38 residences, with an average unit scope of 2,440 square feet. The concrete-based structure will also have a cellar but no accessory parking.
GF55 Architects is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

GF55 usually does good work. Let’s hope for a net positive for this site. Zoning must have kept it this short but it seems like the proximity to the (J) should have required about twice the density.
NIMBY articles like this are tantalizing because of all the missing details. Who are the expected occupants of these 2,400sf apartments? What is that unusual building currently on the site?
I share your curiosity about the building being replaced. the Times runs articles about the history of buildings that I find fascinating. Obviously, this one is a church now, but it looks like there’s a story under the “skin.” 2440 sf is a generous space.
This bldg was the old Empire movie house. Saw Wizard of Oz there when very young and Margaret Hamilton as the witch scared me so much I started to run and a kindly matron calmed me down. In the early 59’s this movie house as well as the Monroe a couple of blocks away had the same policy.Bushwick had ,4 movie house within 3 blocks. No other neighborhood had that many.
I thought the same thing 2440 is usually 3 or 4 units by themselves.
